Top end of Byron is hot on the market

CONFIDENCE is building in the top end of the Byron Shire property market, with real estate agents reporting their best quarter in years.

Glen Irwin from LJ Hooker Byron Bay said there had been a lot of interest in his standout listing, The Summerhouse on Coopers Shoot Rd at Byron Bay.

He expects it to sell for more than $3.5 million.

"We've had a lot of inquiries and it's only been on the market for a week," he said.

"It's a spectacular property, with amazing views over Byron Bay, to the lighthouse and the mountains, and a wet-edge pool.

"I think people are now willing to meet the market.

"The property market in general is looking really good in Byron Bay."

Mr Irwin is also selling blocks of land at Ewingsdale's Fig Tree Fields, and seven of the 23 blocks are already under contract.

"They've been on the market for two weeks," he said.

"But it's been a long time since there's been vacant land in the Byron area.

"We're getting inquiries from locals, and from people in Sydney and Brisbane."

Meanwhile, two other prestigious properties at Myocum are also expected to attract plenty of interest from keen buyers.

One of the homes, at 52 Fig Tree Lane, will be auctioned on Saturday.

It has been jointly listed by Raine & Horne Byron Bay and LJ Hooker Byron Bay.

Janis Perkins, from Raine & Horne, said it was a prestigious property with 360-degree views of the Cape Byron Lighthouse, ocean and Nightcap Ranges.

She expects this "slice of heaven" to fetch more than $2 million.

"The top end of the market in Byron is definitely on the up, with momentum building and the market having its best quarter in the past few years," she said.

"We're finding that a lot of our buyers in this price range love the fact that Byron isn't mainstream, and now after some years of flat growth, buyers are surging back into the township to relocate from interstate or overseas, or to buy a Byron holiday home."

Another Fig Tree Lane property, number 21, on almost 4ha, will be auctioned at a date to be announced by LJ Hooker Byron Bay.
